Terms of service

1 · Who we are
Pagestudios is a sole trader business based in the United Kingdom, producing short promotional films for property listings. You can reach us at pagestudiosbuilder@gmail.com, and we aim to answer every email within one working day.
2 · These terms
By placing an order, booking a consultation or sending us photographs, you agree to these terms. They form the contract between you and Pagestudios. If you are ordering on behalf of a company or a property owner, you confirm you are authorised to do so.
3 · What we provide
- Basic — one film of approximately thirty seconds moving through the rooms of a single property, built from the photographs you supply. No revision rounds are included.
- Standard — a cinematic film of up to sixty seconds, including a fifteen-minute call, two revision rounds, a music score, and voiceover on request.
- Format — all films are delivered in 16:9 landscape. Alternative formats, including vertical cuts for social media, are available only within the Branding package.
- Strategy and Branding — scoped individually during the consultation call. The agreed scope, price and timeline are confirmed by email before any work or payment.
4 · Orders and payment
Prices are shown in pounds sterling and are charged per property. Every package begins with a call. Once the scope is agreed we send an invoice, and work starts when it is settled — there is nothing to pay before the call, and no charge for the call itself.
Invoices are issued through Stripe, which accepts card and bank payment. We never see or store your full card details.
5 · The photographs you supply
You are responsible for the material you send us. By uploading photographs you confirm that:
- you own them, or you have the photographer's permission to use them commercially;
- you have the right to market the property shown;
- they do not contain identifiable people who have not consented to appear.
If we believe photographs have been supplied without these rights, we will stop work and refund you in full.
6 · Timing
Films are delivered within five working days of us receiving a usable set of photographs — not from the moment of payment. If the photographs are unusable, we will tell you within one working day and the clock starts again when replacements arrive.
7 · Revisions
Basic includes no revision rounds. Standard includes two, to be requested within fourteen days of delivery. A clear fault in any film — the wrong property, a missing room, a technical defect — is corrected free of charge regardless of package.
8 · How the films are made
We use AI-assisted animation tools to create movement from your still photographs. The films show the property as photographed: we do not add rooms, furniture, features or views that are not there, and we will decline any request to do so. Photographs you send are processed through third-party services as described in our privacy policy.
9 · Your licence to use the films
On delivery you receive a perpetual, worldwide, royalty-free licence to use the films to market the property, in any channel, with no further fee and no expiry. Pagestudios retains copyright in the films themselves.
We may show delivered work in our own portfolio and on social media. If you would rather we did not, email us and we will keep your films private.
10 · What we will not produce
We will not produce anything misleading about a property, anything using material you do not have the rights to, or anything unlawful. If we decline an order on these grounds you receive a full refund.
11 · Liability
We are not liable for indirect or consequential losses, including lost bookings or lost revenue. Our total liability for any order is limited to the amount you paid for it. Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.
12 · Cancellation and refunds
Set out in full in our refunds and cancellations policy, which forms part of these terms.
13 · Governing law
These terms are governed by the laws of England and Wales, and disputes fall to the courts of England and Wales. Nothing here affects your statutory rights as a consumer.
